REPRESENTING BUYERS who want the best home and best deal they can get in their price range.


I assist buyers in several ways, but my primary focus is saving buyers money and time, and protecting their interests 100%. That includes finding a good deal and being sure there are no mistakes in the selection of a property (house and location). As a seasoned and savvy Realtor specializing in the South Bay of L.A. County for 15 years, and focusing heavily on Manhattan Beach, Hermosa Beach, Redondo Beach, and Torrance, following are ways I bring value to buyers:


+ I know every city and neighborhood like the backs of my hands.
+ I recently did a few transactions in Long Beach and San Pedro, so they have become part of my territory.

+ I know property values and the inventory in every neighborhood.

+ I know the market -- local real estate trends and property appreciation.

+ Worth repeating: I save buyers a lot of time by finding the right home in a desirable neighborhood, and there will be no mistakes made in the selection of a home or location.

+ My expertise and experience include properties from $300,000 to $9,000,000, but I treat all buyers with equally great attention and respect. 
+ I am comfortable and confident with higher priced homes in Manhattan Beach, Hermosa Beach, and Redondo Beach. Included are the four cities on the Palos Verdes Peninsula.

+ I am a good negotiator and know how to drive down list prices. That is how I bring the most value to buyers. I also negotiate terms, like who pays for building and termite repairs, in the best interest of my buyers. (Sellers usually pay for termite Section 1 and fumigation, but they are negotiable).
+ I keep my buyers informed every step of the way. There won't be any surprises or misunderstandings.

+ My expertise includes listing properties, so I am adept on both sides of the negotiating table. I know how buyers and sellers think.

+ I know how to coordinate simultaneous closings (buying and selling at the same time).

+ I know how to handle escalation clauses when involved with multiple offers.

+ I can recommend two or three of the best mortgage brokers in California. All three are exceptional -- knowledgeable, trustworthy, and easy to work with. They know how to get the lowest interest rates and best terms. I have referred buyers to them for many years, and they haven't let me down. I will provide the contact information anytime.

+ I will be glad to email details, photos, and precise location maps of properties that fit your wants and needs. 

+ I am proactive and tireless when working with buyers or sellers, so I am very generous with my time. I'm available 24/7 when necessary.
+ I am a consultant more than a salesperson because I know buyers don't like to be "sold," but they like to buy when there is no pressure. 

+ I listen carefully so there won't be any misunderstandings or waste of your time. 

+ I always remember that the money is my clients', so I am extremely careful to make the right decisions in their best interests.

+ I take my fiduciary duties very seriously, including a strong commitment to confidentiality when requested.

REPRESENTING SELLERS -- How to get a home sold at the highest price possible:


+  Have a strong and effective marketing program. It requires much more than putting up a For Sale sign and entering data on the MLS. Realtors must be very proactive -- promoting listings to other agents (that's where most buyers come from), utilizing the internet, open houses, advertising, much more. My listings are on more than 100 real estate portals and websites, and I network with more than 10,000 So. Cal agents.

+ Think like buyers. What will attract them to your house? Have the seller pay for some or all of the buyer's non-recurring closing costs, or paying for the property inspection. Many sellers have the inspections completed, and many even have the repairs completed before listing their homes. Buyers like to know what they are buying, and when they do they tend to make higher offers.

+ Have inspection report(s) and seller's disclosures in a binder ready for buyers to read when visiting your home or during open houses.

+ Consider doing some or all repairs before putting the house on the market. Many sellers also do termite repairs and fumigation.

+ Have your home in immaculate move-in condition. Maybe invest in a few upgrades. Kitchens and bathrooms are the most important.

+ Remove as much clutter as possible, and be sure the front yard, walkway, and front door and screen door look clean. This is where "curb appeal" means the most.

+ Be sure your home is easily accessible for buyer's agents and their clients. Announce a short appointment notice, available every day, and have a Supra lockbox and a combo lockbox installed. 

Hold open houses with lots of promotion, including 20+ directional signs and 200 neighborhood open house invitations.
