Greater Beverly Hills mansions available at deep discounts.

This email/my blog post explains how to make a ton of money by buying a mansion or other luxury home in Greater Beverly Hills, and is being sent to ultra-affluent prospective buyers (and their family members) of luxurious homes and palatial mansions, and to others who may be interested in either buying a primary residence or an income property in Greater Beverly Hills (aka The Platinum Triangle -- Beverly Hills, Bel Air, Holmby Hills). "Others" are included because the price range begins at only $1.5M (goes up to $195M). If done right, real estate investing is the most rewarding and safest. All types of homes, including mansions and other luxury homes, are available at huge discounts. Homes  are available with immaculate 5-hole golf courses, lighted professional tennis courts, indoor and outdoor professional basketball courts, and 20-car garages. 

Note to tennis players and prospective players: Those who regularly played tennis lived an average of 9.7 years longer than their sedentary counterparts. And those tennis gains beat out the gains from other activities: badminton (6.2 years), soccer (4.7), cycling (3.7), swimming (3.4), jogging (3.2), and calisthenics (3.1) – Men’s Health (Magazine).

Message to prospective buyers with limited budgets who want to live in Beverly Hills: All you need to live in a desirable home is $1.5M supported by financing or cash. You won’t get a mansion, but you will get a nice home in Beverly Hills. 

Many owners of mansions and other homes want or need to sell asap because their properties have been for sale many months. Three primary reasons – there aren’t enough qualified prospective buyers in the higher price ranges, ineffectual marketing by the listing agent, and the price is too high when considering the physical condition and location of the home. Two less common reasons: Mistakes made during the escrow transaction period, and the owner cancels the contract for one or more reasons. This is a potential "goldmine" for buyers. Many owners are eager or even desperate to sell, which brings moneymaking opportunities to qualified buyers. This investment potential is like no other and unmatched by any other location I know of. Greater Beverly Hills is now a buyer's market (greater supply than demand). This buyer's opportunity and my effective way of presenting low acceptable offers will open doors for buyers to purchase properties at substantially below fair market value and asking prices. I have information that will help me significantly drive down asking prices for the buyers whom I will represent, resulting in instant equity when escrow closes.

By the way, 
I prefer representing buyers more than sellers. After 19 years as a realtor and being buyers’ and sellers’ go-to agent, I prefer working with buyers for two primary reasons: I get much more satisfaction by finding and creating moneymaking good deals for buyers, and most agents try to get listings because listing agents hardly need to work. Of course, I know how to list and sell homes at the highest price the market will bear, and I generate multiple offers, but finding a good deal property that my buyer loves feels like hitting a home run.


Note to extremely affluent tennis aficionados: Many available mansions and estates have lighted professional tennis courts (oriented north-south), and several also have 8 to 40-car attached garages and motorcourts that will accommodate 100 vehicles. Note an incredible investment possibility: Based on the history of property value appreciation in this area, a buyer could make a small fortune within five years. An example at the higher end: Buy a listed $50M mansion for $35M, sell it in four or five years for $70M (or more). 100% profit less selling expenses is possible. No guarantee, of course, but the possibility or likelihood is there. There are many highly desirable places to live in Southern and Northern California, but Greater Beverly Hills is the most sought-after. Here are a few reasons: + Monumental mansions sit on several acres with breathtaking panoramic views from the ocean to canyons to downtown Los Angeles (DTLA). + Perfect weather -- warm and low humidity all year. + Ocean-swept clean air and no smog. + No mosquitoes or other bothersome insects; rarely a fly. + An upscale, beautiful city and downtown area with the highest quality stores and restaurants. + Upscale shopping at the Rodeo Drive Shopping District. + Exclusive private clubs, rooftop lounges, and restaurants. + Nearby private tennis and golf country clubs. + A 20-minute drive to LAX. + No airplane, freeway, factory, or train noise. + High-quality residents. + Top-rated schools. + close to UCLA and USC universities. + Professional basketball, baseball, hockey, soccer, and football teams. + A 15-minute drive to SoFi Stadium and the Intuit Dome at Hollywood Park. + A 15-minute drive to the ocean, Santa Monica Beach, and The Strand (part of the paved 22-mile-long South Bay Bike Trail). + Within a 20-minute drive is a spectacular marina at Marina Del Rey. + Within a 45-minute drive are Disneyland and many other attractions. Note: Investment and/or part ownership opportunities of professional sports teams and the movie industry are plentiful.Note: I don’t recommend buying a property in Malibu because the area is prone to fires, floods, mudslides, landslides, liquefaction, and the treacherous Pacific Coast Highway (PCH) that runs through the middle of the city (many accidents on this part of PCH). If you want to live by the ocean and beautiful beaches, Manhattan Beach or nearby Santa Monica are the best choices. By the way, the famous South Bay Bike Trail (The Strand) winds along the ocean and beautiful beaches and through Santa Monica and Manhattan Beach for 22 miles.
