15 reasons to buy real estate now.

This moneymaking information is also for owners of expired listings and fsbos because most of them will buy a replacement home after selling their existing home. Please continue reading on if you want to make the most money possible when buying a home.

If you buy a property now and buy the right way, you can make a ton of money. Smart buyers are taking advantage of the current market condition, which includes many prospective buyers sitting on the fence waiting and hoping for prices and interest rates to decline. (The opposite is happening). Savvy buyers are getting low offers accepted because they don't have much competition, so they are getting low offers accepted (well below fair market value) and making money right at close of escrow (instant equity). 

This informational and helpful message to prospective homebuyers, real estate investors, and active sellers who plan to buy a replacement home is to answer a common question: Is now a good time to buy, or should I hope and wait for prices and interest rates to decline? Answer: Assuming that you are in a financial position to buy and your timing is compatible with other things in your life, now is a very good time to buy for the following 15 reasons:


#1 -- Less competition for smart buyers – Since many prospective buyers are sitting on the sidelines waiting for lower prices and lower mortgage interest rates, active buyers can present acceptable low offers, resulting in having a lot of equity at close of escrow. The reality is property values and interest rates are increasing and are expected to continue rising. Many sellers need to sell, so they are in negotiating mode and will welcome low offers. And there are hundreds of L.A. County long-time-on-market and off-market properties ripe for low offers. Several homes in Beverly Hills are available at 30-50% lower than fair market value (FMV) and the asking price. Another good area to buy is in designated emerging markets. There are six in L.A. County and more in nearby counties. Meanwhile, here are two real estate "words of wisdom:" Warren Buffett’s advice to homebuyers: "Buy when others aren’t buying." And an old but true real estate adage: “The best time to buy was yesterday; the second best time is today.” I can't emphasize enough that buyers can make a lot of money if they buy low. That's where I come in. I have an offer-presenting strategy that gets low offers accepted.

#2 -- Buyers can present low offers with no upfront money. That is, no earnest money deposit (EMD) or proof of funds will be required until after an offer is accepted and ratified. This is huge because buyers don't have to spread their financial info all over town. Also, buyers can make site-unseen offers (blind offers) with zero risk. This has become quite common because of many internet articles that instruct and explain the advantages of making blind offers. Basically, here’s how it works: After a site-unseen offer is accepted and the escrow holder receives the buyer's deposit, the buyer will have 17 calendar days (the default) to investigate the property (inspections, seller’s disclosures, reports) and decide whether or not to purchase the property. If the buyer wants to proceed with the purchase he/she will remove all buyer contingencies and move toward close of escrow. If the buyer decides to cancel the contract, the entire deposit will be returned to the buyer, usually within 48 hours. Also, during the 17-day investigation period I have successfully negotiated a lower purchase price based on needed repairs (aka deferred maintenance) and seller's disclosures.

#3 -- I will give my buyers a generous legal tax-free rebate and possibly cover other charges at close of escrow. Depending on the purchase price and amount of commission, the rebate could be several thousand dollars. California BPC §10137 allows tax-free rebates to buyers.  Also, I often reimburse my buyers for their property inspection and appraisal fees at close of escrow.

#4-- Start building equity – The sooner you buy, the sooner you will benefit from appreciation and wealth-building.

#5 -- Rental rates continue increasing, and increases are expected to continue for many years. At least 50% of all California adults can’t buy the cheapest condo, so they rent. Try to end your renting days.

#6 -- Sellers are offering incentives -- closing costs assistance, interest rate buydowns, including appliances in the sale, and doing the repairs.

#7 -- Bigger and better home selection – Inventory is higher now, so you have more choices. 

#8 -- Many homes have been for sale longer than a year (for various reasons, including relatively few qualified buyers in the higher price ranges). Therefore, many luxury homes can be purchased at a big discount. Homes priced from $ 700K to $195M, off-market homes, and long-time-on-market homes are available and ripe for low offers. Unique and magnificent homes for sale are throughout L.A. County, especially mansions in the Platinum Triangle (Beverly Hills-Bel Air-Holmby Hills) and magnificent homes in Brentwood, Santa Monica, Calabasas, and Manhattan Beach. Now is a good chance to make a ton of money, especially if the buying is done right. A few mansions and other homes may be worth 100% more within five years, especially if purchased well below fair market value (driving down asking prices is how I bring the most value to my buyers). Also, I know how to reduce prices further during the escrow period.

#9 -- Avoid future bidding wars – When demand surges you may face multiple offer situations resulting in higher prices. 

#10 -- Lock in your housing costs – A fixed mortgage provides stability and predictability.


#11-- Tax benefits – Homeowners can deduct mortgage interest and property taxes. (Homeowners insurance premiums are deductible only on rental properties).         
                    

#12 -- Lending standards may tighten – Delaying buying could make qualifying for a mortgage harder in the future.

#13 -- Some lenders provide down payment and closing costs assistance, and have rates lower than the average 30-year fixed rate. I know who those mortgage brokers are. Also, I will refer buyers who need a home loan to mortgage brokers with interest rates much lower than the average 30-year fixed rate.

#14 -- For the buyers whom I will represent, there will be no mistakes when selecting a property and location. As part of my fiduciary duty, I will protect my buyers’ interests 100%.

#15 -- Note to prospective real estate investors: Having homes that are rented out all year or most of the year can provide a stream of steady income and tax benefits, as well as building equity. Landlords can get a tax deduction on the rental income by depreciating the property, which means deducting the cost of buying and physically improving a rental property. You can also use expenses (including mortgage, utilities, repairs, etc.) to help offset rental property income by deducting the expenses from personal tax obligations. This means that a portion of the income is tax-free.

Research includes studying the subject property’s history, physical condition, desirability, diligently analyzing the comps, calculating the after-repair value (ARV), ROI, cap rate, etc., studying real estate trends in the cities of interest and emerging neighborhoods, and finding reputable property management companies (note: If a landlord can get an insurance policy rider on the property management’s master policy, the landlord's insurance premium payments will be lower, which will offset part or most of the property management fees.
