Received an NTS? Avoid an auction.

Most often, and if preferred, property owners who received a Notice of Trustee’s Sale (NTS) can prevent an auction by selling their homes.
Here is the simple step:
Ask your lender to contact (phone or email) the trustee to extend the sale date, because you can get your property sold by hiring a Realtor to enter the listing on the MLS. Explain that you have a competent Realtor ready to get the property sold at the highest price the market will bear, and within 30 days.
Selling via the open market will be attractive to the lender because they will receive more money from a standard sale rather than from an auction.
If you received a Notice of Trustee’s Sale (NTS) I can get your home sold fast and at fair market value or more. Just call your lender and tell them your home is about to be listed on the MLS. (If you prefer, I will call them). They will like you to put your home on the open market (the MLS) because they will get more money than from an auction. If you decide to sell and want to buy a replacement house, I know how to find or create good deals. Please contact me via phone, text, or email. Flavia Brown, Realtor (17 years, 255 closed escrows). Cal DRE #01729313.

Following is just for your info. It is an email I send to owners who have received a Notice of Default (NOD), but it is also applicable to owners who have received an NTS: “If you want to sell your home I can get it sold quickly and at the highest price the market will bear. After 17 years and 255 closed escrows I know how to generate multiple offers, coordinate simultaneous closes (closing escrow on the existing and replacement property at the same time), and how to find or create good deals for my buyers. I have never had a complaint, my DRE record is spotless, and my transactions run smoothly and problem-free. I have an excellent transaction coordinator (TC), and my business partner/husband has 26 years of real estate experience. I would be proud to be your listing agent, and my goal would be to sell your home at top dollar. My strong and effective marketing program assures me that it will attract many buyers, and I will be happy to share my marketing program with you.
Please contact me via phone, text, or email. I will be glad to meet you at your earliest convenience.
