Real estate investing as a 2nd income.

The best way to have substantial income for life is to buy residential or commercial income property. This advice is for anyone, but especially for professional athletes because of their short average number of playing years. Average number of years:

Football – 3.3  Hockey --  4.5   Basketball –  4.5  Baseball – 5.6  Tennis – 8.5

Therefore, most pro athletes should have a second career (aka a continual second money stream for life). The best time to buy California real estate is December and January because of less competition. Most prospective buyers become inactive during those months, and most active sellers have a strong need to sell, otherwise they would be putting their homes or investment properties on the market after the holiday season. Therefore, most savvy and serious buyers who buy in December and January don’t have to compete with other buyers, so they can often buy at huge discounts. Savvy buyers rule, even though most of L.A. County is still a seller’s market (low inventory, prices increasing, greater demand than supply, etc.). But buying and making money must be done right, and if done right it will become a buyer’s market, and you will enjoy and benefit by receiving a steady stream of passive income and property value appreciation. Please read on.

Taking the right steps is quite simple: find or create moneymaking properties that are ripe for low offers, don’t make any mistakes when selecting a property or location, present low offers that will be accepted, and negotiate terms in your best interest. That’s where I come in. Let’s discuss my moneymaking exemplary services later.

One of my most successful longtime clients is an attorney and his wife Joan. He still works in the legal field because he loves his job. Joan’s job is kind of a hobby; she buys mostly distressed income properties, renovates and upgrades, then either rents them out or sells if the timing is good to sell. So far, they have 15 investment income properties. They bought two SFRs (single-family) site unseen (blind offers) and took advantage of the 17-day investigation period). Joan has a construction team, an architect, and a “free” property management company that takes care of every chore (collecting rents, maintenance, etc.). For free? Kind of. By having her property insurance as a rider under the management company’s master policy, she saves enough money to cover most of her property management fees. Joan always buys way below fair market value and the asking price. When my attorney friend and wife Joan began their real estate investing they lived in a 782 sq. ft. rented condo. While living there they bought two duplexes before eventually buying a 3/2 house with a 2-car garage.

Income properties are “goldmines” –continual rental rate increases, high demand (More than 50% of California adults can’t even buy a small condo, and an inventory shortage that will last for years), and continual property value appreciation.

Here are ways I provide exemplary service and help Joan and others make a ton of money: find or create good deals, make no mistakes when selecting a property or location, present acceptable low offers, and often present offers with no deposit or proof of funds until after an offer is accepted. That is huge because my clients don’t have to worry about splashing any financial information all over town when making offers on more than one property. Also, I get sellers to pay my broker’s commission while complying with the new NAR/DOJ settlement commission rules.

You might have heard that inventory is low. What?? Currently, more than 6000 properties are for sale in L.A. County, including SFRs, condos, townhouses, duplexes, triplexes, quadruplexes, commercial, small office buildings, and off-market properties. Many have been for sale longer than 200 days. Those are the ripest for low offers.
