How to choose a good Realtor

Message to potential home buyers and sellers:

It’s not easy choosing the right real estate agent. There are so many. Actually, in California there are three times as many agents as there should be, although more than 50% quit within the first two years and 82% quit within five years, mostly because they make less than $30,000 gross per year. Finding a competent and savvy Realtor is a challenge. Like in many industries, some are good and others are not so good. Many agents are flat-out incompetent, so they don't last very long. Successful agents compete against other agents by providing exemplary service and developing a sterling reputation.

My purpose for writing is to provide things to look for in a Realtor, and to offer reasons to select me to be your Realtor. I am also offering my exemplary real estate service, which primarily includes helping you make wise real estate investments, and making your money grow. As a successful L.A. County Realtor for the past 17 years and with 254 closed escrows, I help buyers make judicious and profitable home-buying decisions. That is, I find or create not just good deals, but comfortable homes in desirable locations. Therefore, I am asking to be considered for the job of being your real estate agent. I would be proud to represent you. Following are a few reasons I outperform other agents and why I will be a good choice:

+ My goal will be to help you make a careful and desirable real estate investment and make a ton of money. My intention is to make your money grow and reduce your tax obligation by investing in astutely selected real estate. My expertise includes single-family residences (SFRs), condos, townhouses, multi-families (duplexes,4-plexes, etc.), and small office and commercial buildings. I work with first-time buyers, seasoned buyers and sellers, and investors. My fiduciary duty includes buying at the lowest price possible and getting the best terms.

+ For buyers I know how to drive down list prices to where they will get a good deal. I know how to present and get low offers accepted. 

+ For buyers who need to finance a home purchase, I recommend an exceptionally talented and experienced mortgage broker (lender) with 30+ years of experience. We have worked together for many years. She has never let me down because she gets the lowest rates and best terms for my buyer clients. This exceptional lady provides exemplary service, as I do. She knows how to get buyers qualified easily, and she is honest almost to a fault. I am proud to have associated with her and recommended her for over 12 years.

+ I know how to be sure there are no mistakes in the selection of a home or a location, and I explain every step of the transaction so there won't be any surprises. Also, I communicate quickly and continually with my clients. 

+ My transactions run smoothly and problem-free.

+ After 254 closed escrows I have never had a complaint, and my record with the California DRE is spotless.

+ My support staff includes one of the best transaction coordinators (TC), and my partner has 26 years of real estate experience (he is semi-retired, but works with me daily).

+ For sellers I know how to get homes sold at the highest price the market will bear. I know how to generate multiple offers, and my strong and effective marketing attracts thousands of potential buyers, real estate agents, and brokers. My listings go on more than 100 real estate portals and websites.

+ I know how to coordinate a simultaneous close of escrow (selling and buying at the same time). Sellers don’t have to worry about how they will buy a replacement home without selling their existing home. The solution would be selling contingent upon finding a replacement home, and/or it would be buying contingent upon selling the existing home. Or both. It could be a rentback after selling. Sometimes sellers prefer to move out and rent until they find a house.

+ I have done real estate transactions in most of Los Angeles County – from $300K to multi-million dollar luxury homes. My primary area is the South Bay of L.A. County, including the three beach cities (Manhattan, Hermosa, Redondo). Lately, I have also been focusing on Inglewood because it is a hot real estate market because of SoFi Stadium and the entire Hollywood Park Complex (300 acres).
