REMARKABLE HOMEBUYING NEWS FOR ALL PUBLIC EMPLOYEES, CalPERS and CalSTRS MEMBERS. Thanks to CalPATH and their best affiliated home buying team in Southern California – Mountain West Financial and CalPATH’s Preferred Realtor Flavia Brown, we make it easy to become a homeowner. Mountain West Financial (MWF) is the exclusive HUD-approved direct lender for CalPATH and I am a 16-year savvy Realtor who finds or creates good homebuying deals, and coordinates real estate transactions with Mountain West Financial.

WHO CAN PARTICIPATE in the CalPATH program? All California public employees (city, county, state), including teachers and support staff, firefighters, police/law enforcement, emergency medical technicians, support staff, CalTrans, judges, legislators, and CalSTRS/CalPERS members. Teachers include all public and private schools and state universities and junior colleges (no private universities).

CalPATH BENEFITS and BORROWING REQUIREMENTS:

+ Down payment and closing costs assistance. The minimum down payment for a conventional loan is 5% and 3.5% for an FHA loan. However, three helpful particulars substantially lower the costs: 1) CalPATH will contribute up to 1% of the loan amount toward the closing costs or rate buydown. 2) Mountain West will discount their processing and underwriting fees from $1895 to $395, giving borrowers an additional $1500 credit. 3) I will contribute .5% of the purchase price  toward the buyer’s down payment (example: $700k house X .5% = $3500).
+ Maximum loan amount is $765,600
+ No PMI – lender pays.
+ Lowest interest rates and best terms possible.
+ Purchase price and income are determined by the borrower’s qualifications.
+ Buyer is no longer required to be a first-time buyer.
+ Buyer is no longer required to enroll in a homebuyer education course.
+ No cost to get pre-qualified and pre-approved
+ Required minimum fico score is 640.
+ Ownership in 21 days.
+ Property can be a 1-4 unit residential, townhouse, or a condo.
