I don’t have a buyer at this time, but with a strong and effective marketing program I am confident that I can find a good buyer quickly. Therefore, I am asking for your permission to promote your home. Buyers want to know what they are buying, and if they know they usually offer more. If they don’t know much about the physical condition of the property they will either pass it up or present a low offer. Knowing about the condition of the property is the purpose for the seller’s disclosures, especially the state-mandated Transfer Disclosure Statement (TDS).
Answers to the following questions will help my marketing:
+ Do you have the state-mandated disclosures ready? They aren’t due until 3 days after an offer is accepted and ratified, but many sellers have them ready when the property goes on the market. Or at least the TDS will be available. The disclosures are available on my website: homesbyflavia.com, click “Blog” and scroll down to “Seller’s mandated disclosures.”
: The disclosures are required for listed and fsbo homes.
+ What two or three things do you like most about your house?
+ What kind of view from your house?
+ What do you like most about the location?
+ What businesses, good restaurants, and other attractions are in the neighborhood?
+ Is your house easy to show? 24-hour notice? By appointment? (You should require a buyer’s proof of funds, or at least a lender’s preapproval letter before accepting an appointment).
+ Has there been any water damage or any insurance claims during your ownership or during the past five years?
+ Any recent interior or exterior repairs?
+ Any additions or alterations? Any non-permitted?
+ Are the smoke and carbon monoxide detectors working? (If the smoke detectors are ten years old or older they should be replaced (state law).
+ What are the ages and conditions of the water heater and furnace?
+ What is the age and condition of the central air conditioning, if any?
+ What is the age and condition of the roof?
+ What appliances are included in the sale?
+ Is there a fireplace?
+ Does the yard slope down or up from the house?
+ Does the driveway slope down or up from the house?
+ Is there a sump pump?
The following questions aren’t for promotion: (of course, you don’t have to answer any of these questions):
+ Why are you selling?
+ Why do you think your house hasn’t sold yet?
+ How many showings so far?
+ What objections have you encountered?
+ Your asking price may be accurate. What was it based on?
