I’m not trying to get your listing, and I don’t have a buyer (yet). However, I would like to be interviewed to be considered as your Realtor after you sell, so I can help you find the right replacement home. I know how to find or create good deals, and I have saved buyers tons of money during the past 17 years. I know how to avoid mistakes in the selection of a home. I can also do the following:
+ Hold an open house if you like (I have sold many houses by holding open houses).
+ Provide any state-mandated disclosures or other forms used when selling a home.
+ Provide tips on selling and getting the highest price possible.
+ Study and analyze the comps so you can compare with what you may have.
+ Explain the most important paragraphs in the purchase agreement.
+ Analyze any offers – to be sure your best interests are protected.
+ Explain how to handle needed repairs (deferred maintenance) in your best interest. Repairs now include termite/pest control Section 1 repairs (including fumigation/tenting).
+ Explain how to handle a counter offer.
+ Explain how and when to remove all buyer contingencies.
+ Things to watch out for. Examples: Buyers with no pre-approval letter will be a waste of your valuable time. After accepting an offer, follow-up every few days with the buyer's lender to be sure there are no financing problems (most common reason for a TFT, or transaction fell through). Be aware of “investor” (bottom fishers); a common tactic is to make a fair and acceptable offer, then when the time comes to negotiate cost of repairs, they have ways to drive down the price. (I can elaborate on this important issue). Don’t leave any valuables in sight when buyers visit your home.
+ Answer any real estate-related questions.
