Filipino home buyers and sellers.

Hello: Since moving to Southern California. from the Philippines thirty-three years ago and becoming a Realtor seventeen years ago, I developed a burning desire to help Filipinos and Filipinas become homeowners and real estate investors. My goals include having my fellow Filipinos make a lot of money in real estate and living in a comfortable home in a desirable neighborhood. In addition, I have teamed up with Raul Camaligan, who knows how to get prospective buyers pre-approved for a loan and get the lowest rates and best terms. My job is to find or create good opportunities for my buyer clients, and help them make wise investments and a ton of money. However, if at this time you don’t have a need to buy or sell a home, but you may be interested in investing in an off-market or long-time-on-market income property with a deep discount, I know the locations of these good deals. For example, a 6-plex two blocks from the ocean in Hermosa Beach is for sale, and the owner needs to sell quickly. He is asking $4,999,999, but I have info that will help get the price down by at least $1M. I know of off-market properties in Beverly Hills and Bel Air, and several other locations. 

I represent buyers and sellers in all of Los Angeles County, although my primary turf is the South Bay (the three beach cities, Torrance, San Pedro, etc.). 40% of my clients are sellers, and my duties to them include getting their homes sold at the highest price the market will bear. My expertise includes single-family residences (SFRs), condos, townhouses, and multi-family properties (duplexes, triplexes, quadruplexes, up to 20-rental unit buildings, and small office buildings). During my time as a Realtor and 256 closed escrows, I never had a complaint, and my California DRE record is spotless. My transactions run smoothly, partly because I have an exceptional transaction coordinator (TC) and my business partner/husband has been in real estate 27 years. Another feature of my exemplary service is being sure there are no mistakes in the selection of a property.

For those who want to become a homeowner for the first time, or those who need to upgrade to a larger home, and they are hesitating because prices are declining, it is still a good time to buy if you have the right team to make it happen. I will make it a good time to buy by driving down the asking price, which will overcome any declining property value. Furthermore, you won’t have much or any competition from other buyers.
