Dear homeowner:
Assuming that you will be receptive to my “educated” opinion, I would like to share my thoughts about successfully getting a home sold in today’s market. “Successfully” in this case means selling a home at fair market value or higher, and reasonably fast. If a property is priced accurately it will probably sell quickly in a strong seller’s market (greater demand than supply, prices increasing, low inventory, etc.), even with minimal promotion. But in a buyer’s market or an equilibrium market a strong and effective marketing program is necessary to get the property sold. However, real estate activity has changed, in that most homes in today’s seller’s market also require strong and effective marketing. If a listed home is priced accurately and doesn’t sell, blame it on weak marketing.
Most of Los Angeles County is still a seller’s market, although property values recently declined slightly. However, the “experts” and economists predict that property values will begin increasing again in a few months (at a slow pace) because there is still a critical housing shortage in California, and it will take years for supply to catch up with demand.
Regarding your home and assuming that it has been priced accurately (I haven’t yet analyzed the comps), I must repeat that the only reason it didn’t sell is inept marketing. Not enough qualified buyers were reached. A good marketing program will target buyers in all of California, the U.S., and International. I don’t mean to boast, but my marketing program is more effective and stronger than most other Realtors' marketing, thanks partly to my business partner/husband who majored in advertising and journalism at Michigan State. My listings go on more than 200 real estate portals and websites, I regularly email 35,000 Los Angeles County real estate agents and brokers. But that’s just the beginning for high-end properties. I have contact information for California and U.S. multi-millionaires and billionaires, celebrities, CEOs, and wealthy prospects from overseas. For ultra-high-end properties I subscribe to a service where I promote to 540,000 international real estate agents, brokers, investors, and developers. I also subscribe to the L. A. Business Journal and their Book of Lists, Rocket Reach, Contactanycelebrity.com, and an online database of 30 million+ businesses, executives, and professionals. My marketing also includes all the major social media sites.
The description in the MLS property profile sheet is also very important because the MLS is the first place buyers’ agents and buyers who are represented by agents search, and most buyers hire agents. Most descriptions aren’t written very well. They aren’t compelling or convincing, and they lack emphasis on location, which is important because many buyers come from out-of-the-area, and for most buyers location is at least as important as the house. The description should contain
two separate paragraphs
– a property description and the location. If a home is located near the ocean or the 22-mile long South Bay Bike Trail (The Strand is part of it) it should be expounded upon. If a home is located close to upscale shopping and dining, it should be emphasized. Same for a home being near SoFi Stadium, LAX, DTLA, a half-hour drive to Disneyland, beautiful mountains, or city lights.
