Buying a home made easy for teachers.

Dear teachers, support staff, and service workers:  Please read this entire email If you have been wanting to or thinking of buying a home. Hopefully, you will find it educational, informative, and helpful.

It is my fiduciary duty to my buyer clients, and my burning desire to provide exemplary real estate service in a manner that will overcome the high cost of home ownership in Los Angeles County. My goals especially include helping teachers and their support staff to not only become homeowners, but to help make their saved money and net worth grow substantially. After teachers, my favorite buyer clients are attorneys (because they keep me on my toes), investors, first-time buyers, and owners who need to sell and buy at the same time (My expertise includes coordinating simultaneous escrow closes). Following are the ways I make it easy, profitable, and wise to become a homeowner:

+ I have access to the best mortgage brokers who specialize in helpful and attractive loan programs, like for first-time buyers, 3% and 3.5% (FHA) down, downpayment and closing costs assistance, and special teacher programs with the lowest rates and easy qualifying. The loans are for single-family residences (SFRs), condos, townhouses, and multi-family properties (duplexes, triplexes, quadruplexes).

+ I know where to find or create good deals anywhere in L.A. County. Finding good deals include off-market homes, fixers, and move-in condition homes. Creating good deals include driving down list prices, getting terms in my buyers’ best interests (example: get sellers to pay for needed repairs and termite damage). My expertise includes being sure there won’t be any mistakes in the selection of a property. By the way, to make it even easier, buyers can make a blind offer (sight unseen) with no upfront money.or proof of funds. That is, the earnest money deposit (EMD), pre-approval letter, and proof of funds won’t be due until 1-3 days after the offer is accepted and ratified. After an offer is accepted the buyer will have 17 calendar days to investigate the property and decide whether or not to purchase the home. If the buyer decides not to proceed toward close of escrow the EMD will be returned, usually within 48 hours.

+ Special guidance is necessary for condo buyers. They usually cost less than a house (SFR), but the buying and transactions are more complicated, because of HOA rules (CC&Rs, bylaws, financials, reserves  etc.), state laws, sellr's mandated disclosures, and property management companies, Nevertheless, condos can be a wise choice and a good investment if the investigating and buying are done right. Investigating a condo and the complex includes perusing all the HOA documents, property inspection, whether or not the complex is FHA-approved, special assessments, litigation, and much more. Sidenote: What is the biggest complaint from condo owners? Noise through walls. Therefore, be sure to not buy a unit in a condo complex that was converted from an apartment building to a condo complex. They usually have thinner walls and ceilings than buildings constructed as condo complexes. If your budget allows, you should choose a townhouse over a condo. They are usually more expensive than condos, but there won’t be anyone living above or below you, and they usually come with a direct access attached 2-car garage with storage space.
