Brand new L.A. County homes for sale.

Brand new homes are plentiful in Los Angeles County, and now is a very good time to buy because builders are offering the lowest prices possible and they make it easy to qualify and become a homeowner. In fact, if you have sufficient income to make mortgage payments, you won’t even need to be prequalified and preapproved for a loan because the builder will handle it and provide attractive financing. Note to city & state employees (police, fire, attorneys, teachers, etc.): A new California-sponsored home loan program called CalTAP Plus is now available, and it is better than all others. Contact me for details.

93 new home communities are available. At the end of this email is a list of 34 L.A. County cities with new home communities, and 15 cities have several (L.A. has 10). Prices range from $350K to $2.5M; most are between $750K and $950K. Sizes are from 1500 sq. ft. to more than 3,000 sq. ft. All have at least a 2-car garage with storage space.

Following are more reasons and advantages to buying a new home rather than a resale home:

+ Everything is new (no worry about costly replacements of old furnaces and a/c systems, flooring, carpeting, tile, hardwood refinishing, roof, painting, kitchen remodeling, bathroom remodeling, and landscaping).

+ Less required maintenance.

+ Meet or exceed Energy Star and WaterSense standards, which are national code standards for energy efficiency that are far tougher than a few years ago.

+ Sophisticated wiring -- needed for high-speed electronics and communication equipment, entertainment centers, and security systems.

+ High-tech amenities like energy-efficient appliances, advanced security systems, and smart home integration.

+ Modern floor plans and designs.

+ A new community with top amenities.

+ Safety features like fire-retardant carpeting and insulation.

+ Hard-wired smoke and carbon monoxide detectors.

+ Warranty that protects against structural defects. (Some are 10-year warranties).

+ Higher resale value because of less required maintenance and young age.

+ No termites, no termite repairs or fumigation.

+ No long list of needed repairs.

watch out for your best interests, including analyzing the builder’s contract and state-mandated disclosures to be sure your interests are protected.

try to drive down the asking price. However, builders price their homes low so they can sell and move on to their next project. Also, they have to be fair and equal to all buyers. In other words, they can’t have different sold prices for the same model.
oversee the entire transaction, including all paperwork, inspections, builder’s contingency removals, and final walkthrough.
