As a Realtor for the past 17 years I have focused on working with and representing real estate investors. I enjoy this part of the business because it is inspiring that investors improve neighborhoods and increase property values. Following are ways I work with investors. I know how to:

+ Present and get low offers accepted on their behalf.
+ Find fixers and motivated homeowners. They already indicated that they need to sell their homes.
+ Avoid and prevent any legal issues.
+ Follow Covid-19 safety guidelines and laws.
+ Provide accurate comps. 
+ Provide accurate ARVs.
+ Refer investors to exceptionally talented mortgage brokers if this service is needed.

+Sell, not just list, refurbished properties at the highest price the market will bear.

P.S. A few property conditions to avoid (because these houses are hard to sell);
  • Unsafe neighborhoods.
  • Neighborhoods with mostly rental units.
  • Properties too far away from jobs, shopping, etc.
  • Steep lots.
  • Busy streets.
  • Obnoxious outdoor odors.
  • Close to a cemetery.
  • Large power lines overhead or close to the house.
  • Extremely small houses. Avoid 2-bedroom houses -- harder to sell.
  • In-ground pools. They usually take up most of the back yard.
