As a Realtor for the past 17 years I have focused on working with and representing real estate investors. I enjoy this part of the business because it is inspiring that investors improve neighborhoods and increase property values. Following are ways I work with investors.
I know how to
:
+ Present and get low offers accepted on their behalf.
+ Find fixers and motivated homeowners. They already indicated that they need to sell their homes.
+ Avoid and prevent any legal issues.
+ Follow Covid-19 safety guidelines and laws.
+ Provide accurate comps.
+ Provide accurate ARVs.
+ Refer investors to exceptionally talented mortgage brokers if this service is needed.
+Sell, not just list, refurbished properties at the highest price the market will bear.

A few property conditions to avoid (because these houses are hard to sell);
Unsafe neighborhoods.
Neighborhoods with mostly rental units.
Properties too far away from jobs, shopping, etc.
Steep lots.
Busy streets.
Obnoxious outdoor odors.
Close to a cemetery.
Large power lines overhead or close to the house.
Extremely small houses. Avoid 2-bedroom houses -- harder to sell.
In-ground pools. They usually take up most of the back yard.
